In this model, the builder enters into a separate contract with the project's designer and contractor. This advice gives the builder the opportunity to adjust project costs, project scope and delivery. The builder's involvement is as large or as small as e builder wishes. Based on the design, the contractor provides a price and detail on the proposed quality of work, along with a completion date. The design and construction phases may overlap.
